The headquarters for this prominent real estate developer houses two companies with distinct requirements which are unified by common finishes and a central two-story reception atrium. The building is articulated with combinations of textured materials, relief and masonry unit sizes allowing the building to complement the residential nature of its neighborhood while conveying an image of durability and stability to Koelbel's clients. Parking is concealed behind a low masonry wall and generous landscaping. The conceptual core and shell design was done in collaboration with Hylton Design Group.
